Also of note, Zombies don't really appear in houses until you approach with the intent to enter (AKA: Approach one of the entrance points or start hacking your way through the wall)

The game can only have at most 64-80~ zombies loaded in at one time; if it just spawned a bunch in every house you passed the volume would quickly be taken up. So instead the game tracks your movements and spawns zombies appropriately in houses you decide to enter.

So just because it appears to have no zombies definitely does not mean it has no zombies- Although there are in fact a very few POIs that do not have zombies, they are few and far between.

With that said, It sounds like your processor/computer cant keep up with the game.. Zombies should -never- be spawning right on top of the player normally. It can only happen when the spawning director is falling behind and has no choice but to skip checks and steps in order to catch up, resulting in zombies that should have spawned already to spawn in places they shouldn't have (EG: Zombies normally should never spawn where the player can see them, but if its falling behind it may just waive that in order to spawn the zombies in, resulting in the player seeing the zombies spawn. Something similar happens with zombies appearing behind the player- Basically the director falls behind and determines there's no suitable areas for zombies to spawn- the only remaining place is behind the player as it is out of sight but still within the sleeper volume, and is also not a volume that is previously cleared.)

In any case, Be more cautious when entering a building. Don't just sprint in wildly like a maniac because it appears empty- Even if that first room were in fact empty, it's possible it may have a floor trap, or cabinets for zombies to explode out of, or a ceiling drop for zombies to surround you from, etc. Never assume you're 100% safe, because you never are.
