[2020] City Planning and Housing Questions

So I am very new to the game, just started a few days ago and have a few questions. We are on a fairly active server with upwards of 7 people. People cooperate fairly well and we are trying to all pick different specialties to cover things, some people are doing amazing at their assigned jobs, others are failing miserably. Regarding “City Planning”: 1.) My friend has taken on the job of creating roads to the various houses scattered around and I have been supporting him. We are replacing the dirt with stone now (I took mortaring to speed that up) and it is taking most of our time to make the roads. Since he took it on as his “job” there’s not a lot of cooperation with the project. Any ideas to get people to cooperate and help or to make the job easier/faster? 2.) With everyone spread out across the freaking planet, is it worth it to create like a “town center” and set up space people can claim to make houses/shops/whatever? I’m the brick-layer so I can potentially pump out some Tier 1 & 2 buildings pretty quickly. I have 2-3 people other than myself who seem somewhat interested in this but if it doesn’t work it would be a wasted time suck.

Regarding “Housing”: 3.) I am trying to figure out the Housing XP system and sort of “standardize” it to help people. I understand there are 4 types of rooms (Bedroom, Bathroom, Kitchen, General) and the points in the rooms need to balance out and that all work tables need to function for it to count. I want to try to draft up a house model (or apartment model) to distribute as a “This works, now you are on your own to improve it” type deal. 3a.) Does the Tier of Materials used to make a house matter for the “Housing XP”? I have read conflicting things but it SEEMS as though I don’t need houses above Tier 2 building materials to get the maximized Housing XP. I know that this matters for crafting tables. 3b.) Does anyone have a rough estimation of the size a house would need to maximize the Housing XP? I don’t know the required dimensions the house would require to fit all the furniture in. Of course I can tweak this.

I know that’s a long post but any help is appreciated. Again, very new to the game and trying to figure all this out.
