[2021] Extremly low performance in hideout

So my PC can handle 144fps at 1440p ingame while in hideout if i scroll down through workbench items it drops to like 9fps, same when selling lot of stuff on flea all of suddenly the game is barely responsive although i have lots of free ram and if i enter a raid everything is normal fps is 144. whats up with that does anyone have a clue or have same issue
